Why Most Projects Fail

Construction projects don't fail because of bad luck. They fail because of bad decisions made early — and ignored for too long.

After 18 years of delivering construction projects across multiple sectors, we have seen every way a project can go wrong. And almost none of them are surprises.

The failures are predictable. Which means they are preventable.

Failure Point 01 — The brief was never clear.

Most project delays trace back to a brief that was incomplete, misunderstood, or changed without consequence. When the scope is not locked, the schedule is not real. At Marrowbuild, we spend more time on discovery than most contractors spend on the entire pre-construction phase — because clarity at the start saves months at the end.

Failure Point 02 — The wrong contractor was selected on price.

Selecting a contractor purely on the lowest bid is the single most expensive decision a client can make. The bid that wins on price almost always loses on delivery. Hidden costs, material substitutions, and programme delays erode the apparent saving within the first three months — and the client is left holding the difference.

Failure Point 03 — Nobody owned the problem.

On most failing sites, there is no single point of accountability. Multiple contractors, multiple managers, multiple excuses — and no one person whose job it is to make sure the project lands. At Marrow, every project has one project director. One person accountable. No ambiguity.

Failure Point 04 — Quality checks happened too late.

times more to fix than defects found during construction. We run stage-gate quality inspections at every phase — not because we expect to find problems, but because finding them early is the entire point.

The projects that fail are not unlucky. They are unmanaged. And that is entirely avoidable.
